General Manager: Jabulani Mall

Broll is a leading real estate services provider dedicated to innovation and service excellence. We are looking for a professional and dynamic General Manager to lead operations at Jabulani Mall in Soweto, Gauteng.

Role Overview

The General Manager is responsible for the daily operations, financial performance, and overall management of the mall. This includes maintaining the property, managing tenant relationships, and leading a high-performing team to ensure the center remains a preferred destination for shoppers and businesses.

Key Responsibilities

Operations and Property Management

  • Oversee all mall operations and facility maintenance.
  • Stay updated on market trends, competitor strategies, and new developments.
  • Create and implement long-term maintenance plans and refurbishment proposals.
  • Ensure the building meets high standards of safety and quality.

Financial Management and Budgeting

  • Prepare annual budgets and quarterly financial forecasts.
  • Monitor income, expenses, and operating costs to ensure profitability.
  • Manage rent collection, arrears, and legal actions when necessary.
  • Review and approve capital expenditure and tenant installation costs.

Tenant and Client Relations

  • Build and maintain strong relationships with all tenants.
  • Negotiate lease renewals and ensure vacant spaces are filled quickly.
  • Manage tenant installations and oversee premises design and construction.
  • Provide accurate and timely reporting to property owners and stakeholders.

Marketing and Public Relations

  • Develop marketing strategies and promotions to increase foot traffic.
  • Maintain a positive public image for the mall.
  • Identify opportunities to grow non-rental income.

Safety, Security, and Compliance

  • Ensure full compliance with Health and Safety (OSH Act) regulations.
  • Oversee security systems and manage security personnel.
  • Develop emergency preparedness and safety training programs.

Leadership and Team Management

  • Lead, mentor, and supervise mall staff.
  • Conduct performance appraisals and identify training needs.
  • Ensure staffing levels are appropriate for efficient operations.

Requirements

  • Education: Matric certificate is essential. A Degree or Diploma in Business Management or Property Management is highly preferred.
  • Experience: At least five years of experience in property management, with at least two years in a supervisory or management role.
  • Knowledge: Deep understanding of property management procedures, budgeting, service contracts, and leasing agreements.
  • Skills: Excellent communication, leadership, and financial reporting skills.
